The problem we solve
General contractors and specialty subs working public sector jobs in NY and NJ live or die by their documentation. A clean bid comparison surfaces the real low bidder. A tight scope review prevents a $50K change order three months in. A complete submittal log keeps long-lead equipment from blowing the schedule.
The reality is that most small-to-mid contractors don't have a back office big enough to produce all of that quickly — and the bigger firms charge enterprise rates that don't fit a $2M trade subcontract. Contractors end up either skipping the work entirely (and absorbing the cost downstream) or assigning their PM to spend three nights on a spreadsheet that should have taken three hours.
How QBC fits in
We sit in the middle. QBC is structured to deliver back-office construction documents at a fraction of what a full-service firm charges, on turnarounds that match the speed of a live bid window. Our deliverables look and read like work product from a top-tier GC because that's the standard we hold ourselves to.
The output is what the client buys. Methodology stays with us. Clients get finished, polished, ready-to-issue documents — no half-finished templates, no fill-in-the-blanks deliverables, no excuses about turnaround.
Founder
Mike Hassan, M.E. — Mike founded QBC after years inside general-contractor project management on agency-funded construction in the New York region. The firm's deliverable standards and engagement structure are built directly on what he wished a back-office partner could have provided to the GCs he was working with.
What we believe
Documentation is execution. A clean submittal log isn't paperwork — it's the difference between a long-lead piece of equipment landing on schedule and a six-week delay. We treat documentation as part of the build, not an afterthought.
Output is the product. Our clients are paying for finished deliverables they can issue without rework. That's the bar we hold ourselves to on every piece of work.
The free estimate is real. First engagement always starts with a no-cost scoping. If we can't add value within your budget and timeline, we'll tell you up front.
Who we work with
Most of our clients are small-to-mid general contractors and specialty subcontractors bidding public sector work in New York and New Jersey — particularly:
- Trade subs across HVAC, electrical, plumbing, roofing, fire protection, waterproofing, and pool construction
- GCs working with NYCHA, MTA, SCA, DDC, DASNY, and other agency owners
- Firms in the $1M – $30M annual revenue band that need PM-level documentation without the overhead of a full PM hire
